What to do

  1. Ask zoning how your rental is classified

Prince William’s zoning guide lists bed and breakfast inns (special use permit) and boarders or lodgers, but no separate short-term rental use. Ask the Zoning Administrator which rules apply to renting your home or rooms for under 30 nights.Source

  2. Taxes on each stay

Stays under 90 days owe 6% sales tax, and stays under 30 days also owe the local transient occupancy tax. Airbnb collects both on its bookings. If guests pay you directly, file sales tax with Virginia Tax. For direct bookings, file Prince William County’s 8% transient occupancy tax with Tax Administration every quarter, by the last day of January, April, July, and October.Source
