Virginia county rules
Greene County, VA vacation rental rules and taxes
Greene County’s zoning allows “tourist lodging” by right in its agricultural (A-1) and conservation (C-1) districts with up to five guest rooms in one dwelling per parcel, and by special use permit beyond that. Stays pay 5.3% sales tax plus the county’s lodging tax.
Checked against official sources November 7, 2026We read Greene County’s zoning through a third-party copy (Zoneomics), which doesn’t say how “tourist lodging” applies to whole-home rentals in other districts. Ask county planning to confirm for your address. The Town of Stanardsville has its own zoning.
What to do
Check your zoning
Greene County calls short-term rentals “tourist lodging.” In A-1 and C-1 you can rent up to five guest rooms in one dwelling per parcel without a special permit, with one parking space per guest room. More rooms, a second rental building, or more than four events a year needs a special use permit.Source
Taxes on each stay
Stays under 90 days owe 5.3% sales tax, and stays under 30 days also owe the local transient occupancy tax. Airbnb collects both on its bookings. If guests pay you directly, file sales tax with Virginia Tax. Greene County levies its own lodging tax; we could not confirm the rate. For direct bookings, ask the Commissioner of the Revenue for the rate and the form.Source
